Window AC Services

Repair, cleaning, seasonal install and removal, and replacement advice. Everything your window unit needs.

Window AC Repair

Compressor failures, fan motor burnouts, thermostat issues, capacitor replacements, and electrical faults. Most repairs completed in a single visit.

Deep Cleaning

Full coil cleaning (evaporator and condenser), drain pan flush, filter replacement, and antimicrobial treatment. Restores cooling capacity and eliminates odors.

Seasonal Installation

Spring install with bracket inspection, weatherproofing, and tilt adjustment. We check the electrical draw and make sure the unit is seated safely.

Seasonal Removal

Fall removal, sill cleaning, and window sealing. We store units if you lack space. Prevents winter drafts and water damage from freeze/thaw cycles.

Replacement Consultation

When repair costs exceed 50% of a new unit, we walk you through options. New window units, through-wall conversions, or a mini split upgrade.

Common Issues

Window AC Problems We Fix Every Day

Six issues account for 90% of window AC service calls. All fixable in a single visit.

Not Cooling

Cause: Low refrigerant, dirty condenser coils, failed compressor, or a bad run capacitor.

Fix: We test refrigerant charge, clean both coil sets, check the compressor windings, and swap the capacitor if needed. Most fixes take under 90 minutes.

Leaking Water Inside

Cause: Improper tilt (unit must pitch slightly outward), clogged drain hole, frozen evaporator coil, or cracked drain pan.

Fix: We re-level the unit, clear the drain channel, thaw the coil if frozen, and replace the pan if cracked. In walk-ups, we check that the exterior drainage path is clear.

Loud or Vibrating

Cause: Loose mounting bracket, worn fan motor bearings, bent fan blade, or compressor rattle at end of life.

Fix: We tighten the bracket hardware, replace the bearing or fan motor, straighten the blade, and dampen vibration with rubber isolator pads.

Won't Turn On

Cause: Tripped breaker, bad power cord, failed thermostat, or blown thermal fuse.

Fix: We trace the circuit from the outlet to the control board. Usually a cord, fuse, or thermostat swap. If the compressor is locked, we test windings before recommending replacement.

Ice on Coils

Cause: Restricted airflow from a clogged filter, low refrigerant charge, or a failing fan motor that can't push enough air across the evaporator.

Fix: We thaw the coil, replace or clean the filter, check the refrigerant level, and test fan motor speed. Running a unit with iced coils damages the compressor.

Bad Smell

Cause: Mold growth on the evaporator or in the drain pan. Stagnant water plus NYC humidity creates the perfect breeding ground.

Fix: We pull the unit, deep clean the evaporator and pan, apply antimicrobial treatment, and replace the filter. For recurring smell issues, we recommend seasonal deep cleaning.

NYC Challenges

Window AC Problems Unique to NYC

NYC buildings create problems you don't see anywhere else. We've worked in hundreds of them.

Building Voltage Issues

Older NYC buildings (pre-war, early postwar) often run 208V instead of the standard 120V. Plugging a 120V window unit into a 208V outlet burns out the compressor. We test voltage before any install and match the unit to your building's electrical.

Condensate Drainage in Walk-Ups

Window units drip condensate onto the sidewalk or the neighbor's AC below. In walk-ups without setback ledges, drainage gets complicated. We install drip pans and route condensate to avoid complaints and DOB violations.

Window Frame Compatibility

NYC windows come in every style: double-hung, casement, slider, and fixed. Not every window accepts a standard AC bracket. We measure the frame, check the sash strength, and install the right bracket type for your window.

Noise Complaints from Neighbors

A rattling window AC at 2 AM gets you a noise complaint fast. Worn bearings, loose brackets, and compressor vibration are the usual culprits. We isolate the noise source and fix it. If the unit is beyond help, we recommend quieter replacement options.

Pricing

Window AC Repair Pricing

$199 diagnostic fee credited toward the repair. We give you the number before we start work. No surprise charges.

ServicePrice Range
Diagnostic$199 (credited toward repair)
Typical repair$150 - $400
Compressor replacement$300 - $500 (often not worth it)
Seasonal install$150 - $250
Seasonal removal$100 - $175
Deep cleaning$125 - $175

Prices vary by unit size, parts availability, and floor level. Units above the 6th floor may cost more due to access difficulty.

When to Replace

Repair vs. Replace: The Math

Unit over 10 years old: Window ACs lose efficiency every year. A 12-year-old unit uses 30-40% more electricity than a new one for the same cooling output. If it breaks, replacement usually wins.

Repair cost exceeds 50% of new: A new window unit runs $300 to $800. If your repair quote is $200+ on an older unit, buy new. You get a warranty and better efficiency.

Consider a mini split: A single-zone mini split starts at $3,600 installed. It heats and cools, runs quieter, uses less electricity, and frees up the window. The upfront cost pays back in 4-6 years through lower energy bills and no seasonal install/removal fees.

Building Types

We Work in Every NYC Building Type

Pre-War Apartments

Thick plaster walls, narrow window frames, and 208V wiring. We know these buildings. We match unit size to window dimensions and verify voltage before plugging anything in.

Co-ops With Window Unit Restrictions

Many Manhattan and Brooklyn co-ops require board approval, specific bracket types, and proof of insurance before installing a window AC. We handle the paperwork and install to building spec.

Rental Apartments

Landlord-provided window units that haven't been serviced in years. We repair what's there or recommend a replacement. If you're considering a mini split, we can advise on what requires landlord approval.
