Before you close, know what the HVAC will cost.

The HVAC system is often the most expensive thing in the apartment after the apartment itself. A Vinco inspection before closing puts the next five years of cost in writing. Buyers negotiate with it. Sellers close without surprises.

Before closing

Why inspect before you close?

Negotiate with findings

Use documented repair and replacement needs to support a price discussion before you commit.

Avoid a surprise after closing

Know which units need work. Plan for repairs and replacement before the keys change hands.

Give your attorney and board a record

Share equipment findings, photos, and costs with the people reviewing your purchase.

Inspection scope

What we inspect in an apartment or house

Indoor equipment

Fan coil units, ductless and ducted splits, PTAC and through-wall units. We check operation, filters, coils, and drains.

Outdoor equipment and controls

Condensers and heat pumps on roofs and setbacks. We inspect thermostats, controls, and electrical panel circuits that feed the HVAC equipment.

Age, refrigerant, and upkeep

We read the nameplate to identify age and estimate remaining life. We review maintenance history, refrigerant type, and phase-out exposure. Read the refrigerant phase-out guide.

Your report

What you get

  • A technician on site to inspect the accessible HVAC equipment.
  • The cause of any complaint we find, with a fix where possible.
  • A written report with photos after the visit.
  • A five-year cost view by unit.
  • A maintenance plan with real prices.
From the field

Two inspections. Two different positions.

Tribeca, closing day.

Heat out in the primary bedroom hours before closing. Cause found at the electrical panel in under 30 minutes, heat restored and verified, three unmaintained fan coils documented, written report with photos to the agent after the visit.

NoHo, after closing.

A buyer closed first and called us after. We found a failing ducted fan motor: a $3,200 repair estimate that an inspection before closing would have put on the negotiating table.
