Replacing a luxury apartment building's rooftop plant with residents home the whole time: a closed street, a night window, and a crane.


No alley. No setback. No service yard.
A luxury apartment building at Madison and 37th needed its two 30-ton rooftop units replaced and a Generac industrial generator installed. No alley, no setback, no service yard. The only path to that roof is straight up the front of the building, over the homes of everyone living in it.
Thirty tons does not ride a freight elevator.
The job needed a full street closure on Madison Avenue with the permit to match, a night work window so the street could reopen for the morning, and a crane with the reach to put thirty tons of machine over the parapet. And unlike an office tower, this building never empties: residents were home, so the work window, the noise, and the staging were all negotiated with building management before anything rolled.
Every piece had to arrive in sequence: closure set, crane in, units rigged, lifts made, generator placed, street clear.

The mechanical scope, end to end.
Equipment selection and procurement, permit coordination, scheduling with building management, lift-day logistics and staging, the rooftop connections, and the startup and commissioning that turn a landed box into a running system. When the crane demobilized, our work was just getting started.
Two 30-ton AAON units, configured for 100% outside air.
These are not standard packaged rooftop units. The replacement spec called for AAON equipment configured for 100% outside air: every cubic foot the units deliver is fresh outdoor air, conditioned, not recirculated.
That is a deliberate choice for an occupied residential building. A dedicated outside-air approach keeps ventilation air separate from recirculated air, which is what you want where people live, cook, and sleep above the equipment.
The riggers own the hook.
Crane operations performed by master riggers with proper permits. Vinco does not operate cranes.
Bay Crane ran the lift. Tristate Safety ran the flagging and pedestrian protection. That division is how a lift like this is supposed to work: the riggers own the hook, and we own everything before and after it.



Open again by morning.
Two 30-ton rooftop units set. The Generac placed. Systems started, commissioned, and handed over running. The street was open again in the morning, and the residents' disruption began and ended with the sanctioned night window.

A rooftop replacement in Manhattan is a logistics project before it is a mechanical one. The street-closure permit has a lead time. The crane and rigging crew are a certified specialty, hired and permitted separately from the HVAC contractor, and any contractor who implies otherwise deserves a follow-up question.
The single most expensive mistake is arriving at lift night with anything unresolved, because the closure, the crane, and the crew are all on the clock at once. In an occupied residential building the coordination extends inside the building too: management sign-off, resident notice, and a night window chosen so the disruption ends before the building wakes up.
