Why you can't count VRV or VRF zones at the outdoor condenser

Because the pipes leaving the outdoor condenser don't map to zones. A VRV or VRF outdoor unit runs a small number of main refrigerant lines regardless of how many rooms the system serves; the system fans out to each zone downstream through a branch selector box (Daikin) or a BC controller (Mitsubishi). Count the connections at the roof and you learn how many main trunks exist, not how many indoor units or zones are on the system.

What a branch selector box actually does

On a Daikin VRV heat-recovery system, the outdoor unit's refrigerant lines don't run straight to each indoor head. They run to one or more branch selector (BS) units: boxes mounted in ceiling space or a mechanical closet that route refrigerant to the individual zones and, on heat-recovery systems, let some zones heat while others cool off the same outdoor unit. Daikin's BS unit lineup spans small single-branch boxes up to larger units with as many as 12 ports, and a system can run several BS units off one outdoor unit to reach dozens of zones. Mitsubishi's City Multi platform uses the same basic idea under a different name: the BC controller, which sits between the outdoor unit and the indoor units and routes refrigerant to each zone.

The result is the same on both platforms. The outdoor unit's refrigerant connections tell you how many main trunk lines exist, not how many zones the system serves. Two, three, or more branch boxes downstream of a single trunk can each be feeding several indoor units, and none of that shows up in a pipe count taken at the condenser.

Why this matters on a replacement or repair quote

A contractor pricing a VRV or VRF replacement off the outdoor unit's nameplate tonnage and a quick look at the roof can walk away with the right condenser size and the wrong zone count. Every indoor unit, and every branch box routing refrigerant to it, needs its own line item: controls, wiring, commissioning, and, on a replacement, a matched refrigerant generation running the length of the system. Undercounting zones at the estimate stage is how a replacement quote comes in short on scope and turns into change orders once the crew opens the ceilings and finds branch boxes nobody counted.
